PARKING INFO: There is no onsite parking at 12 Victoria Avenue Perth, however there is free street parking between the hours of 6pm and 8am, otherwise street parking is $5 per hour. Longer stay parking is available at Wilson’s Car Park on Hay Street only 50 meters from the complex. Cheaper long term parking is available at The Concert Hall on St Georges Terrace around 150 meters from the complex (around $50 a week, and can be booked online). You can book a bay online with any of the parking providers and early bird deals are available.
Perth City has a large numbers of skyscrapers and high rises, but its modern architecture is complemented by the many inner city public parks and the Swan River that runs through it. Perth also has a buzzing restaurant and bar scene which is not to be missed!
Transport: CAT buses provide a free, frequent and wheelchair accessible bus service in the city, operating on red, blue, yellow and green routes. The Free Transit Zone (FTZ) allows you to travel on other buses within the City of Perth boundaries, without paying a fare.

The red cat bus stop is located 64m from the property and is a 1 minute walk away. The Red CAT travels in an East-West loop from Queens Gardens in East Perth to Outram St in West Perth and is convenient for Kings Park, city shopping, the Perth train station and east Perth hotels. Central Area Transit (CAT) buses are free!
Perth Busport is also located right next to the Perth Train Station, here you can hop on a train which will take you on the Armadale, Fremantle, Joondalup, Midland or Thornline lines – very easy to access parts of Perth!

📋 Rental Agreement
→ Only the stated number of guests are allowed.
→ Booking constitutes a legally binding Rental Agreement between Guest and Host/Agent:
Property is rented “as is” for the dates and fee shown in the invoice
→ Breaches (e.g. unauthorized guests, parties, pets) may result in eviction and additional charges
📝 Use of Property & Amenities
→ Property is for residential use only and must be kept clean and sanitary
→ Amenities like hot tubs, pools, spas, fireplaces, and decks are used at guest’s own risk, especially with children.
→ No illegal activity or drug use, this will be reported to authorities
→ Guests must not disturb or endanger neighbours.
🚫 Liability Waiver
→ Guests accept all risks during their stay.
→ Host is not liable for injury, loss, or death on or near the property or using amenities.
🔐Access & Security
→ Lockouts: $200 fee, payable before re-entry
→ Lost/unreturned keys, fobs, remotes: $200 per set
→ Emergency fire call-outs: full charges passed to guest if triggered by misuse.
💵 Extra fees:
→ Non-registered guests: $50 per person, per night
→ No illegal drugs or smoking indoors: $250 fee for deodorizing
→ Smoking damage outdoors (furniture, decking, etc.): $250 fee
→ Pets not allowed, unless approved in writing – $250 penalty + cleaning fees
→ Excess rubbish/cleaning, improper bin use, and missing/damaged items will be charged accordingly.
→ Unauthorized early check-in or late check-out: May incur a fee starting from $100, depending on how long the early or late stay is.
💳 Cancellations & Refunds
→ Full refund: cancel within 48 hrs of booking if check-in is 14+ days away
→ 50% refund: cancel or change dates at least 7 days before check-in
→ No refund: cancellations or date changes made within 7 days of check-in
⚖️ Default & Legal Action
→ Failure to comply may result in:
– Immediate removal from the property
– Loss of rental fees and bond
– Recovery of any legal, cleaning, or repair costs from the guest
📜 Governing Law
→ This Agreement is governed by the laws of Western Australia.
→ Booking confirms acceptance of all terms outlined above.
